Ok so I am a very early investor

Ok so I am a very very early investor. Still don't know exactly what strategy I am going to fully invest in far as. The BRRRR,Flipping,etc. But I am currently employed as a welder and an older guy around in his 70's owes about 4 properties that he all manages his self does everything hisself. (I'm from a town about 45 minutes from downtown Chicago. Kankakee,il )

So I asked about one of his properties it is not in the best neighborhood but then again I don’t know the market any he said he wants 15,000 and he has a renter in there that just signed a year least at 600 a month. This is a off market sale jus two coworkers.it so much more sorry I never purchased a property and yes it would be all cash me and a private lender

I’m just starting I don’t want to move to fast because I am still in th educational stage but I don’t want to miss a good deal
