The New Years House (My 2nd BRRR)

Investment Info:

Single-family residence buy & hold investment in Spring.

Purchase price: $104,000
Cash invested: $141,500

This was my 2nd BRRRR property.
Put a bid on this 01/01/2021.
Bought for $104,000, rehab cost $37,500.
Just started the refinance out process 4/27/2021.
Once I refinance out, all these numbers will look better :)

What made you interested in investing in this type of deal?

Just trying to lower my dang taxes and create some passive income.

How did you find this deal and how did you negotiate it?

Found it on the MLS. Told them I had cash.

How did you finance this deal?

Used my own savings for the purchase and rehab. Currently refinancing out via Gateway mortgage.

How did you add value to the deal?

New everything.

What was the outcome?

Won't have the final number until the refinance comes back, but we had a tenant in there 1 day after the rehab finished.
