BRRR in Pa.[Calc Review] Help me analyze this deal

  Our plans with this property is to BRRR. It's under contract. I'm feeling pretty good about my numbers (ARV, REHAB. BUDGET, RENT). Plan is to put it under a lease with a sale agreement. TERMS of the sale agreement: purchase price 125,000 to 135,000, Number used for purchase price was 125,000, but I believe 130,000 is what we can achieve. also 1,300 for rent is the number used, but Thinking we could go to 1,400. term will be for 36 months for Tenant to purchase. 200.00 a month will be accredited towards down payment. What is Your Thoughts. Thanks in advance.
