Secured finance out of nowhere.. Advice needed

A wealthy guy I know, out of the blue approached me after I had just bought my 2nd property and said " have you ever thought about flipping?" " I'll finance the purchase and the renovations" you organise the work and we will split the profit"

I've been scouring this site and others but can't find anyone in a similar situation... Am I on a winner here or what?

Who's got some tips for me?
