Primary Residence to First Investment

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $315,000

This home was our primary residence. Our original plan was to sell this property, but instead it turned into our first real estate investment.

What made you interested in investing in this type of deal?

We were unable to find a buyer during the original listing period, a new real estate agent suggested we rent out the property until a better market. It has been successful for us.

How did you add value to the deal?

We updated the original 1980’s kitchen and wainscoting. We also did a full backyard renovation.

Lessons learned? Challenges?

Larger the house, larger the repairs.
