SFH rental with COC returns of 12%. I was able to have my $5k under ask offer accepted in this crazy market by agreeing to keep the current tenant in place. The previous owner and tenant have been friends for 10+ years and the previous owner was very concerned about the tenant being displaced. The previous owner allegedly had full price cash offers from buyers who would not agree to keep the tenant so I made the offer contingent on me entering a lease with the tenant.
