Rental deal analysis and IRR
Hello everyone,
So I have a few questions regarding and about using IRR as an analysis tool.
I am hoping someone can help me better understand the concept. I have watched tons of videos and can't seem to grasp some of the metrics used and how they pertain to real estate specifically. A main one being discount rates for future cash flows.
Are they simply just taking in opportunity costs, depreciation of cash or interests rates for capital, or even a combination of all of it? Does my projected and expected ROI factor into this and how would one quantify that for deal analysis.
