Investment Info:

Condo fix & flip investment in Denver.

Purchase price: $135,000
Cash invested: $5,000
Sale price: $177,500

Minimal cosmetics, used an instant offer to purchase.

What made you interested in investing in this type of deal?

Seller wanted to sell quickly with no hassle, and I was excited to help them achieve their goals while also seeing a lot of potential in a unit that needed minimal updates.

How did you find this deal and how did you negotiate it?

Google ads.

How did you add value to the deal?

Paint, cleaning, maintenance refresh.

Lessons learned? Challenges?

Covid hit nearly two weeks after I closed which was very frightening. We weren't sure if the market was about to tank. I could have added more value by updating the kitchen/bathroom but decided to sell before seeing where the market was going. Looking back, I wish I had added more value and held it longer!
