Investment Info:

Single-family residence buy & hold investment in Fayetteville.

Brrrr Strategy - Purchased property for 55k and put in 21k for repair for a total of 76k invested. 6 months later we refinanced and ARV appraised value was 120k!!! Pulled out 90k on a 75/25 Loan to Value refinance. We made all our money invested back plus an immediate $14,000 on top... plus our mortgage and ALL expenses ended up being about $700 a month and we have long term renters for 1k a month for a $300 cash flow door with no money invested.
