Mobile home values

Hello all,
Hoping for some help with a question about how to find ARV for a mobile home. Seller found my website via Facebook. Thanks to all of you who have shared knowledge of websites and social networking. Here's what I know. Owners want to sell 1972 mobile home in a nice big park with lots of amenities. Pool, clubhouse etc I have actually been there once and the park was clean and well kept. 1400 sq ft 3/2 remodeled to dry wall 11/2 years ago. Owned free and clear. Rents for about 1250. Family occupied. Other MH's for sale from 35k to 70 k. Thinking about wholesaling or keeping as rental. No age limitations at park. There initial price is 20 k will see it this week. What else should I find out? Saw pics today. Place looks clean. Any help will be greatly appreciated.
