Automatic Deal Analysis Sheets and Programs

Hey Guys, 

I have seen some people using a document that is about three to five pages long that lists every potential expense for a potential investment property. The one I most recently saw would automatically perform calculations in the sheet to make finding the numbers very convenient and quick. This sheet can then be turned into a lender as part of the application to show the investors intent purpose timing and projected cost analysis on the property.

So for example.... The first sheet I saw listed the price of the home, All projected taxes mortgage cost in total and by month, projected number of months to hold on to the property, potential percentage profit after all rehab have been done and so on and so forth. On the next page it went item by item by item for a huge laundry list of potential repairs in a home and gave a price per square foot for each of those repairs. An example would be hardwood flooring or an addition to the added to the home or landscaping cost for the size of the yard and so on and so forth. 

in the end you could look at this sheet and be able to determine your plan potential profit your number of months worth of holding versus selling market comparison and analysis of other nearby homes of similar size and price and just an overall view of the investment. I was told that if certain numbers don't line up on these sheets then the investor would absolutely not even look at the investment since certain bar minimums have to be met with whatever the strategy was.
