Hey, it's my first time using the BRRRR calculator and how don't know why I can't get any of my scenarios to cashflow without basically doubling the rent. Any glaring problems you any of y'all see?

Because you are saying rent is $1,300 and your total monthly expenses after Post-Refinance is $2,345.55. You are in the negatives. Your P&I is $1,328.05 and rent is only $1,300.00 No way this deal will ever work unless you raise the rent!
