Investment property in Austin

Hi, I am new to BiggerPockets. Have been living in the Northern California for past 10 years in my own house and want to buy an investment property but prices are ridiculous after Covid.

I am thinking of buying in Austin and have done my searches like Round Rock, Leander, Cedar Park neighborhood in the redfin app. It seems prices are way up there but still affordable compared to bay area. Any idea on which neighborhood is best to buy for rental cash flow?

@Raj SHa don’t base your calculations on list price in Austin — homes are often selling for much more!
