[Calc Review] Help me analyze this deal

Hope you all are having a good week. I am not sure about this one, Its a small town and not enough rental comps to analyze but the owner of this property is also GC, Property manager and wholesaler. He says that it would easily rent for $800 and has shown me some of the properties he is managing for rental comparison.

I would appreciate if you guys can share your thoughts and help me here.
