What tools do you use to research an area

What tools/methods do you use to analyze and research a property area/neighbourhood to see if its any good. (eg. Crime rate(what tools and what do you look for), visiting by person.,etc.)

Utilizing online data and tools is extremely important for real estate investing. I use county parcel search for property taxes, owner information, and property sales history. I use rent-o-meter for rental income and to compare the property to others nearby. FB Market Place is another great way to find rental rates. Finding market rate (per room count) is important for buy and hold investments. Lastly, I use Zillow to look at SOLD properties (6-12 months) for comps and research on quality of flips.
