Purchase price: $61,000
Cash invested: $20,000
Sale price: $190,000
Purchased bank foreclosure SFH with attached studio. Rented for $3k mo, during hold period. Sold and did 1031 into a property in CT. Just completed 121 sale.
What made you interested in investing in this type of deal?
Financial reward.
How did you find this deal and how did you negotiate it?
By driving target neighborhood. Negotiated with listing realtor.
How did you add value to the deal?
Basic remodel.

Buy low, sell high. Repeat.

I only use realtors when purchasing. I list my properties on MLS myself, to maximize profits. It take a little extra effort, but, not for everyone, it has worked well for me !!!.
