Bought a 3 bedroom 1 bath house for 10k in texas

The house had a small maybe 2 square foot fire in the attic, did not damage the roof but it needs all new electrical due to the fire being caused by electricity. Appraises at 41k before the fire. Wondering what's my best route to get the most out of flipping this house
