House Hacking w/o knowing that is what I was doing ;)

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $190,000
Cash invested: $15,000
Sale price: $250,000

Did some renovating prior to sale, but not extensive.

What made you interested in investing in this type of deal?

It was my primary residence. I became a real estate agent while living at this home. I saw the direction the market was going and the house was really more than we needed so it became a good time to downsize.

How did you find this deal and how did you negotiate it?

The trickiest part was needing to find something to purchase that would work for my family in the location we had to stay within. Working in real estate with other agents in my area I was able to move on a new list right way and then get things online quickly to move my house.

How did you finance this deal?

Conventional 30 year mortgage financing

How did you add value to the deal?

Some renovating prior to sale--paint and flooring primarily.

What was the outcome?

The proceeds gave me the 20% down on the next home purchase, among other things.
