Investment Info:

Single-family residence buy & hold investment in Dover.

Purchase price: $275,000
Cash invested: $3,000

Personal residence used to "house hack" but will be rented in the future when orders are given in the next 1-2 years, using the VA loan no down payment was required.

What made you interested in investing in this type of deal?

No down payment or cash besides closi cost

How did you find this deal and how did you negotiate it?

Real estate agent - for sale by owner

How did you finance this deal?

VA loan

How did you add value to the deal?

Adding a closet to a bedroom to make it a 4 bedroom, updating all floors and carpets and general hardware

Sellers do not care about the condition of their home when sold, even at market values
