Single-family residence fix & flip investment.

Purchase price: $978,300
Cash invested: $42,000
Sale price: $129,000

Unsaleable home, on market for over 2.5 years. By brightening the entire house up, it wasn't so dark and dreary from all the hardwood the home contained. This home sold for $129000 on May 6, 2016, four months from the start day. By staging the home with light colors and diverse texture, to the wood, it balanced out very well, the new photos of the staged home drew in multiple buyers, with multiple offers.

What made you interested in investing in this type of deal?

I immediately knew that this home would be a very easy flip. I believe the reason the home didn't sell for 2 years was due to poor photo, and poor showings, People need to feel as if they can come right in and start living, If homeowners have messy distractions it will immediately remove focus from the home and buyers will focus more on the mess. Beautiful home, very nice Fic N Flip.

How did you find this deal and how did you negotiate it?

By using creative financing I negotiated a delayed sale, which in turn saved me holding fees, and extra money normally spent on a fix n flip.
