[All You Can Analyze Weekend] Net Cash Flow for a Turn-key in TN

I compared the data given in the Proforma statement by a turn-key company in TN with the numbers given in the Bigger Pockets Rental Property Calculator. All the numbers were the same but BP gave a lower cash flow. I realized that the Proforma included a Maintenance category for 6% in its form but did not include Capital Expenses which inflated the cash flow by about $120 monthly. I could not find the CAP was buried within any other expenses. The Bigger Pockets calculator is definitely a useful tool to gauge the viability of an investment.
