All You Can Analyze Weekend - First Deal Analysis Rural 4plex

Hello everyone,

This is a breakdown of my first deal that we are closing on by the end of this month.  It is a rural 4 plex in my hometown consisting of two 1 bed 1 bath apartments, and two 3 bed 1 bath apartments.  Three of the units have long term tenants (32 years, 10 years, and 7 years) whose rent I will be increasing incrementally over the next few years.  All the rents are currently under market, and my estimate on total rent that we will receive is what I anticipate for the first year, and increasing year after year.  The units are outdated, but typical for the area, and will be updated if/when current tenants leave.
