My first property - post refinance [All You Can Analyze Weekend]

I figured I'd test out the calculator using the numbers from my first investment property that I'm about to refinance. I used the current value, not what I paid for it almost 7 years ago, so the numbers don't look great with the new mortgage, but I'm pulling about 90k out of it cash out to invest in the next one! My original cash investment all in was actually $30k, so my CoC returns are actually better than what is shown here.
