Split more units for multi-family

Hi Everyone,

I am new in investing in multi-family properties. One of the questions I have is how hard it is to split a multi-family property to more units in order to maximize the rental profits? For example, if a property at R20 zoning in Montgomery County, MD have 5 units. Is it possible to split it to 8 units? How hard it is in terms of the whole process and county regulation? I guess this is a question more for people who are familiar with Montgomery County, but general opinions are appreciated as well.
