Need Advice a on buying a 50 unit vacant property

I just got an accepted offer on this property that has 19 efficiency and 34 classrooms that has been been vacant for a while.  The building with 19 units is 50k from renting.  The other 2 are 125k each from being ready.  Rents could be 600 for the small units and the others if  converted would be 800 -1k each.    The price I have under contract is 620k with them taking a 25% carry back for 3 years. No payments for the first 2 years.  So I need to come up with 450k plus fix ups.  I have 100k to work with and several houses I do not owe on.  AAny suggestions for financing and what to work on first?
