Investment Info:

Single-family residence buy & hold investment in Sharon Hill.

Purchase price: $67,500
Cash invested: $10,000

This property was part of a package deal with Walnut St. in Darby. these properties were bringing in a combined $1850 as is with the combined purchase price of $135k.

What made you interested in investing in this type of deal?

The interest from my investor in this property was the cashflow as is with the potential to increase rents with new tenants as well as the refi value with very little rehab needed to achieve that.

How did you find this deal and how did you negotiate it?

This was an off-market deal sourced by our team, we move 40-50 properties ranging from SFH, multis, and vacant land.

How did you finance this deal?

This deal was financed in cash.

How did you add value to the deal?

The value that was added to this property was converting the existing forced-air system to central air, as well as cleaning up the cosmetics.

What was the outcome?

The outcome will be an extremely high cash-flowing asset, Darby is the without a question the best area around Philly for cash flow due to high rents, which can be even higher with Section 8, compared to the purchase price.

Lessons learned? Challenges?

The only challenge that we encountered with this property was the lack of organization by the seller, but that is the fun of dealing with real estate.
