Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $130,000
Cash invested: $40,000

Our first buy and hold - purchased it as an REO

What made you interested in investing in this type of deal?

My wife works for the Government. Real Estate Development (horse pasture to complete subdivision) really was beyond her comfort zone - but buying a foreclosure was something she could her head around. Now she LOVES these deals.

How did you find this deal and how did you negotiate it?

MLS - simple

How did you finance this deal?

Our cash down - Civic Financial for a bridge Loan - construction for rehab was our cash

How did you add value to the deal?

New everything - plus turned the stand alone garage into a for rent cottage
