Investment Info:

Single-family residence fix & flip investment.

Purchase price: $77,000
Cash invested: $45,000
Sale price: $210,000

A fix and flip we completed in ~3 months. We received multiple all-cash offers within 8 hours of listing it. We sold for 20% more than the highest comp in the neighborhood.

What made you interested in investing in this type of deal?

These are our bread and butter deals. Quick cosmetic renovation and a new HVAC and sell.

How did you find this deal and how did you negotiate it?

Seller called us as we bought a neighbors house 3 months before this.

How did you finance this deal?

Private Lending at 10% interest only

How did you add value to the deal?

Fixing the landscaping and modernizing the home.

What was the outcome?

Solid profit on a quick flip. A large hedge fund bought it to add it to the rental portfolio.
