2nd investment property - buy and hold Bordentown

Investment Info:

Small multi-family (2-4 units) commercial investment investment in Bordentown.

Purchase price: $325,000
Cash invested: $82,500

1 commercial unit. 2 residential units.

What made you interested in investing in this type of deal?

Cash flow potential.

How did you find this deal and how did you negotiate it?

Realtor. Focused on solving problems and addressing risk.

How did you finance this deal?

Commercial investment loan. Called a ton of banks and got a TON of "No's" due to Covid. But I did get 1 "Yes!"

How did you add value to the deal?

Flexibility and meeting the sellers needs.

What was the outcome?

Purchased and tenants were found immediately. Win-win.

Be flexible and think long term when faces with obstacles and negotiations.
