I have the deals, just not the capitol

Hey everyone, long story short, I want to grow my real estate portfolio, but my #1 hurdle is capitol and upfront cost. I dont have an issue being able to find good deals, My issue is I have no way on acting upon them as I dont have the capitol. Any advice is much appreciated (and yes im more than open to a partnership if anyone wants to reach out)
