Quit Claim subject to rehab
Hi everyone. I have a deal where the seller is a real estate investor who has fail to complete a rehab project due to working without permits and without licensed contractors. The deal is I want the seller to quit claim to property to me. I will rehab and resale the property. Without obtaining financing, doing escrow, or title insurance. My primary concerns are the possible title issues when reselling the house and the due on sale clause with the lien holder. I read I could execute the quit claim deed, but wait to record until the property has been rehabbed and I have found a qualified buyer. Please advise thanks.
