First time buyer. Please help me analyze this deal
This is a 2 bed/ 2 bath apartment (20 years old) located in NJ near just 8 mins from NJ transit station. Travel to NYC takes around 55 mins in train. The apartment in a community where mostly IT professionals live so rental income is expected to be stable over years. The vacancy rate is also expected to be low - May be 2 months every 2 years. Owner is renovating the apartment and selling it. Finding tenants is easy. One of my friend lives in that community from 8 years and he has given strong recommendation. Recently two apartments opened up and they were sold within few days.
Property Value - $285k
Downpayment - $57k (20%)
Closing Costs - $7k
HOA - 150$ per month ($1800 per year)
Property Taxes - $5000 per year
Home owner insurance - $700 per year
Repairs/maintenance - $800 per year
Rent - $ 1850 to $1900 per month.
No property manager. I'll be doing it myself.
The property was constructed in 20 years back and it was purchased for $164k. Now it is being sold for $285k. So home appreciated at 2.89% per year in last 20 years but I don't think it will this rate will continue in future.
Financing
Mortgage rate - 3% for 30 years (with 30 year downpayment)
According to my calculations I'd be making around $900 pre year pre tax money. I know the cash flow isn't great. Assuming a home appreciation of 1.5% per year. If let's say I buy and hold this apartment for next 10 to 15 years and sell, do you think it is a good investment (equity + cash flow) compared to investing in REITs or other stock market instruments?
Bigger Pockets calculator says my annualized Rate of return is 13% per year.
