Looking for some feedback about this property. Has great CoC ROI but doesn't meet the 1% rule. I was curious if you all let the 1% rule dictate your investment decisions even if a property has great numbers. I'm sure I'm overthinking it, analysis paralysis is a real thing!

Also, I purchased the duplex next to it that I'm currently house hacking and it appraised for $251,000 at the end of last year. Thought any additional info might help.
