Considering Arizona - Possible Deal Analysis

So we all know that it does NOT make any sense to invest in SoCal, so I'm considering an out of state multi unit property.

I have been trying to analyze different target states and I am currently looking at Arizona.

I have been trying to conduct as much research as possible to calibrate whether Arizona is worth the long distance investment.

With that said, I have came across 2 properties that I like given location and I want experts in the area to tell why these 2 properties are NOT worth the investment. Help me pock as many holes as possible. And share with me any and all advice that would steer me in the right direction.
