Investment Info:

Single-family residence buy & hold investment in La Mesa.

Purchase price: $755,000
Cash invested: $25,000

Acquired at 80% ARV and put $9,500 in upgrades over two weeks now cashflows positive monthly with double digit ROI and IRR

What made you interested in investing in this type of deal?

Always looking for value and deals that can be held and cash flowed

How did you find this deal and how did you negotiate it?

Negotiated it directly with the owner who did not have it on market.

Lessons learned? Challenges?

Even though the numbers look good always dig into what can drastically change them. For instance, the pool heater was rusted and close to completely breaking thus damaging the pool and it was not discovered until after the transaction. Additionally, find out who and how often the property was serviced and maintained and look for those areas that may have been overlooked.
