I got my first contract...now I'm looking for an investor

I am new to bigger pockets but I love this site already. I am an extremely motivated wholesaler. I am totally prepared to put in a lot of work because I realize this is not an easy task but I think it is worth it. Everything I know is self-taught thus far so any feedback is appreciated. I welcome constructive criticism.

I have signed my first contract with a local realty company. The home is located in the Frayser area of Memphis TN. The home has estimated value of 47k and it is in fairly good condition. With the exception of the kitchen and bathroom areas. I estimate that there is a 4500 of work needed in those areas. I am marketing the home for 22k.
