Rehab Deal Analysis in So Cal

I came across a decent property that is bank owned in Southern California, and I am considering flipping it. The property is located in a blue collar neighborhood, and I don't expect it to sit long on the market if all goes as planned. Its exactly what I need for a first flip as far as layout is concerned, and rehab required.

This would be my first deal, and I want somebody to help review my numbers.

Asking Price: 260K
Rehab: 20K
ARV: 300K - 320K
Holding cost: 0
Turnaround Time: 60 days

My Best & Last Offer: 200K

The market in SoCal is rising, so I want in on the action.
