Should you buy an investment home in Jarrell, TX?

Hello BP family, Wanted to get your feedback on Jarrell, TX. It's 10 miles from Georgetown and ~40 miles from Austin. The population growth has been steadily rising over the past few years and there are tons of new construction homes. I am just not familiar with the area so hoping my BP community has any opinions. I am in contract to purchase a brand new home in Jarrell, TX by LGI Stoneridge Crossing development. Its a 4 bed 2 bath home for $245,800 with 1,700+ sq/ft.The home will be completed in August of this year and will be able to rent it out for $1700 a month. None of the builders are allowing investors to buy new construction homes in Liberty Hill and Georgetown.
