Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $83,000
Cash invested: $83,000

3 Unit Brick, 1 Floor/ with full basements.  2- 2BR, 1BA, and 1 efficiency apartments in a stable neighborhood.

What made you interested in investing in this type of deal?

Triplex multiple units. One vacant apartment to test short term rental.

How did you find this deal and how did you negotiate it?

Realtor listing lead, cash negotiation.

How did you finance this deal?

N/A Cash deal.

How did you add value to the deal?

We are upgrading vacant unit electric to install central A/C.

What was the outcome?

Closed cash.

Lessons learned? Challenges?

We are going to try short term rental (Airbb) vacant unit.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Seller represented themselves.  I represented us on the buyers side.
