Purchase price: $625,000
Cash invested: $100,000

2 Bed /2 bath lower unit (granny flat)

What made you interested in investing in this type of deal?

Property appreciation and living the Cali lifestyle.

How did you find this deal and how did you negotiate it?

MLS, but knew the Listing Broker.

How did you finance this deal?

Conventional and later refinanced to VA loan.

How did you add value to the deal?

Rolled my commission into the deal $25k
