Philadelphia Investors - Coffee on me!

Hi,

A friend and I just closed our first deal (duplex) in Philadelphia PA for a price of approx $535k.  We are looking to step up into Fannie/Freddie sized deals which means we need to raise equity.  If any of you are in the Philly area and have done this, I would love to "buy you a virtual coffee" and learn about anything you could have to offer.
