first 5+ unit purchase

B/B- area, 8 Units, rent can be bumped up $50/unit immediately bringing in another $400 per month. Taxes, water, and insurance are confirmed. Electric is what current owner says average bill is. Will be self managing, so there's an extra $650/mo. Will slowly rehab off of cashflow, bringing rents to market at $1,100. Anything you see that I'm missing? Would you jump all over this deal?
