Investment Info:

Single-family residence other investment in Boise.

Purchase price: $225,000
Cash invested: $225,000

Co-signed with married, adult children. Wonderful 1st home.

What made you interested in investing in this type of deal?

The price of real estate kept going up, my adult, married child had her own child on the way and I wanted them to have a home.

How did you find this deal and how did you negotiate it?

It was in the MLS.

How did you finance this deal?

cash loan as down payment, remodeled it for them with agreement of sharing 50% of equity when they sell to go to dental school.

How did you add value to the deal?

New flooring, Complete kitchen remodel, granite and tile in the bathrooms.

What was the outcome?

Its gorgeous and has increased in price by 15% in one year.

Lessons learned? Challenges?

Whomever owned it previously painted all the hinges.... need I say more?
