My First Textbook BRRRR

This property is in the Germantown neighborhood of Philadelphia. It is 2 beds/1 bath and 1030 square feet.

Although I have renovated and pulled equity before, this was my first time doing it so quickly and my first time recovering the full initial investment. Check it out!

This was a full gut rehab and I performed a good bit of labor myself: demo, framing, all the tile/prep work. I acted as GC, purchasing materials and hiring the other trades. So 3 months of my labor instead of another $~15-20k in rehab costs.

Getting a good deal on the purchase was key  - replicating that will be difficult.

I represented myself on the purchase (off market, random facebook networking) and worked with @Upen Patel on the refinance. He is awesome. The subcontractors I worked with were great and I'd be happy to share their info.
