6. 5. Located 1 mile (+/-) college campus, 2 miles from grocery store, 2 miles from major highways.
7. 6. Water meter(s), sewer service, electrical service and other utilities are located along frontage ROW (inside City of Waco limits). 
8. 7. Bank Valuation $90,000 / AC or $315,000 Total Valuation
