Single wide on two acres

I have an opportunity to buy a single wide trailer. It is older and needs about 3-5k of work.(A/C and roof repair.)  The trailer and 2 acres of land for 25k I can rent it for 500$ a month. I was thinking of putting another new trailer on the same property. The land itself is worth more than 25k so figure its a no brainer to buy... any thoughts would be appreciated. I would be paying cash for this property.
