Hello - I have a situation where I have an opportunity to purchase property. Rents for this would be about $1,100. The houses in the neighborhood are higher end and believe ARV conservatively would be about $250K. I estimate on the high end the property needs about $25K.

I am trying to understand what purchase price from her I would need to buy it at in order for it to be worthwhile.

This is my first BRRR/investment property I am trying.
