Wholesale Deal in STV

Investment Info:

Single-family residence wholesale investment in San Tan Valley.

Purchase price: $275,000
Sale price: $280,000

This was actually my next door neighbor. They had an HOA lien and a judgement against the property but were not in foreclosure. Was able to offer them $2,000 cash advance while they found another place, it got wholesaled two more times after that.

How did you find this deal and how did you negotiate it?

Seller reached out to me from a Facebook post I made in our neighborhood group. they already had an offer on the table from an out of state investor who has never seen the house and they preferred to sell it to someone local if it was an option. they talked themselves down to the price we agreed on which was just slightly above what the other investor had offered.

How did you finance this deal?

Personal money for earnest/cash advance

How did you add value to the deal?

Helped them navigate judgements and lien procedures and offered them relief with a cash advance that they needed to survive another month.

What was the outcome?

Closed on their timeline and all parties were happy.
