Purchase price: $155,000
Cash invested: $45,000

2 Duplexes in Class C Shape

What made you interested in investing in this type of deal?

East Billings Revitalization District - wanted to get in on the ground floor of the districts rehabbing

How did you find this deal and how did you negotiate it?

MLS - had sat on the market a while

How did you finance this deal?

Down was from a 1031 exchange. Seller financed balance.

How did you add value to the deal?

The value will be added once the multi use (retail on the ground floor, apartments on the top 2 floors) has been contructed.

What was the outcome?

It's currently buy and hold while we work through the development process.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I represented, ourselves, the buyers.
