Best way to fund first BRRRR

As a newbie in investing, we are currently weighing out our  options on funding our First BRRRR out of state in Arizona to be exact. We live in sunny CA. When it comes to funding, what would you say is the best way to fund a deal? What do you prefer, and why?.We are contemplating using a HELOC, second mortgage or private money. Can you discuss the pros and cons with these options for funding? Any advice is appreciated. Help this chica in CA get closer to her FIRE goal:)
